Start with the inspection boundary
Two estimates can describe the same leak while covering different work. Ask each provider which rooms, surfaces and concealed areas were assessed. Record what was inaccessible and whether the estimate assumes those areas are unaffected. Tell the assessor about nearby rooms, stored contents and access limitations. A useful comparison starts with the same affected-material list, rather than a price per room that hides differences in flooring, wall construction or contents.
Compare charging terms
Ask how accessible water removal, equipment placement, monitoring and disposal are charged. Distinguish fixed items from daily charges and allowances. Ask who checks progress, what those visits include and how you are told about additional work. An estimated drying period is a planning assumption; ask how the provider adjusts it after measuring conditions. Request a clear explanation before signing if an equipment description does not show what the item contributes to the scope.
Read the exclusions together
A cleanup proposal may omit plumbing repair, finish replacement, contents handling or rebuilding. Ask who handles those tasks and whether another agreement is needed. Confirm the process for approving removal and scope changes. For example, a hypothetical estimate covering extraction and monitoring differs from one also covering disposal of affected materials; neither total is comparable until those boundaries are aligned.
Choose the next assessment
The FTC advises obtaining a written estimate covering the work, materials, completion date and price and checking a contractor before hiring. Use that as a request for clear terms, rather than a promise that the final job will match an initial inspection. Bring the room list and your questions to the water-extraction conversation. Ask your insurer separately about its records and determination; a cleanup quote does not establish coverage.
